Median sales prices are generalities that often fluctuate and can be affected by other factors besides changes in fair market value. They typically disguise a very large range of different properties and prices in the underlying individual sales. Some neighborhoods don't have many sales, which makes their median values more liable to fluctuate. Not all sales report square footage.

It is impossible to know how these statistics apply to any particular home without a specific comparative market analysis. All numbers to be considered approximate.



These analyses were made in good faith with data from sources deemed reliable, but may contain errors and are subject to revision. Median value statistics are enormous generalities: There are hundreds of different markets in San Francisco and the Bay Area, each with its own unique dynamics. Median prices and dollar per square foot values can be and often are affected by other factors besides changes in fair market value. Longer term trends are much more meaningful than short-term.

Median sales price is that price at which half the sales occurred for more and half for less. It is a very general statistic, subject to fluctuations unrelated to fair market value. Sales closing in one month mostly reflect offers accepted in the previous month.

Dollar per square foot values are based upon the home’s interior living space and does not include garages, storage rooms, unfinished attics and basements, rooms built without permit, patios, decks or lot size (though all these can certainly add value to a home). Generally speaking, all things being equal (which is not often the case), a smaller home will sell for a higher dollar per square foot value. In San Francisco, some listings do not report square footage and are not reflected in the average $/sq.ft. and home size numbers.

Median and average values can change on a daily basis and late reported sales may change the values delineated on the map.
